Construction

Construction drawings to build from, detailed to meet the Building Regulations including Part L, fire safety and accessibility.

Construction drawings

Construction drawings are what the builder builds from, and they are detailed to meet the Building Regulations. They show how the building goes together, where everything is set out and how the structure and services fit around each other. Where a tender package is about price, these are about getting it built correctly. There are two packages, basic and complete. Each one lists the drawings and information you receive. Choose the level in the quote calculator.

Basic construction package

For small, straightforward jobs where a builder needs the essential working drawings to start on site.

Drawings you receive
  • Dimensioned construction floor plans
  • Roof plan
  • Elevations, all sides
  • Detailed sections through the building, with levels and build ups
  • Key construction details: external wall, floor and roof
  • Structural openings and layout information from the engineer
  • Door and window installation details: heads, jambs, sills and fixings, drawn as details
  • Drawing register

Not included in this package: full setting out drawings, services layouts, the full building regulation compliance notes, or revisions issued during the build. Construction drawings show how to build through details and notes. They do not itemise or schedule doors, windows, finishes or quantities; that belongs to the tender package.

Complete construction package

The complete working set for most houses and extensions, coordinated and supported through the build. It includes everything in the basic package, plus:

Additional drawings
  • Setting out drawings with fully dimensioned grids, wall positions and levels
  • The full set of construction details: walls, floors, roof, stairs, thresholds and every junction between them
  • Foundation and ground floor layout, coordinated with the engineer’s drawings
  • Drainage layout
  • Electrical and lighting layout, coordinated with the structure and ceilings
  • Internal elevations of kitchens and bathrooms
Coordination and service
  • Coordination of structural and services information, so openings, beams and runs do not clash
  • Building regulation compliance notes
  • Revisions issued during the build as site conditions change, each logged in the drawing register
  • Answers to the builder’s questions during construction

Not included in this package: regular site inspections or final completion certification. The scope, bill of quantities and pricing documents are part of the tender package.

Detailed to the Building Regulations

This is the stage where compliance is shown on the drawings. Construction details and notes cover the requirements builders and building control look for, including energy performance under Part L, fire safety, and access and use. The drawings show how it is built, so compliance is not left for the builder to work out on site.

During the build

Site conditions change. With the complete package, I issue revisions as they come up and log each one in the drawing register, so everyone on site is working from the current drawings. The builder can also ask questions about the drawings during construction.

Where this fits

Construction drawings are the last drawing stage. They follow the approved planning design and, if you tender, go to the winning builder with the tender documents.
