What each service includes
Building Regulations compliance is built into every drawing, design, planning, tender and construction, rather than checked at the end. The scope below is a guide; we confirm the exact detail before work starts.
Measured survey
Your existing building recorded as it really stands, room sizes, wall thicknesses, levels and openings, because every other drawing is built on it.
Design
Your brief turned into a buildable proposal, with layouts worked up around how you want to live or work.
Planning applications
The drawings and documents the council needs to decide whether your project can go ahead.
Tender packages
What builders price from, so several of them price the same job from the same documents and you can compare fairly.
Construction drawings
What the builder actually builds from, detailed to meet the Building Regulations.
BCMS and Building Control
Everything lodged on BCMS before work starts: the commencement notice, the full B-Cert, and the FSC and DAC for commercial work. Each one explained, priced and handled for you.
Granny Flat Pack: €6,000 flat fee
A 32 to 45 m² granny flat in your back garden, no planning permission needed since 27 July 2026. I design it and prepare the full BCAR drawings; Ectiva Engineering certifies and signs off.
