Measured survey

I visit your home, measure and record the building as it really stands, and draw it up accurately, so everything that follows is built on facts.

Why the survey comes first

Every other drawing starts from the existing building. Old plans are rarely right, and walls are seldom square or the thickness the drawings say, so a design built on guesses ends up being redrawn. A measured survey replaces the guesses with what is actually there.

It is the first drawing step on most jobs, ahead of design and planning. The planning, tender and construction drawings all build on it.

How the survey works

1. We agree the scope

You tell me about the property and what you are planning, so I know what to record and how much detail the later drawings will need. A standard survey covers the whole house. If you only need part of it, we can say so up front.

2. I visit your home

I come to the property and go through it room by room, inside and out. It helps if I can get to every room, the attic and any outbuildings that are part of the job.

3. I measure and record everything that matters

I record room sizes, wall thicknesses, floor levels, ceiling heights and the position and size of doors and windows. I also note anything on site that will affect the design or the Building Regulations, such as how a wall or roof is built, where services run and anything that does not look right.

4. I draw it up

Back in the office I turn the measurements into accurate drawings of the building as it stands, checking the figures against each other so the drawings agree with the building.

5. You receive the survey

You get the finished survey drawings, ready to be used for the design stage, and I raise anything I found on site that you should know about before the design starts.

What you receive

  • Accurate floor plans of the existing building, with room sizes and wall thicknesses
  • Elevations of the existing building
  • Floor levels and ceiling heights recorded, with the position of openings
  • Notes on anything found on site that affects the design

The exact set depends on the building, and we agree it with you before the visit.

Price

A standard measured survey for a home up to 200 m² is a flat €500, and you can add it in the quote calculator. Larger or more complex buildings are priced once we know the size, so send a quote request with the details and I will confirm.

A measured survey is separate from a site visit. A site visit is a meeting and on site advice, with its own refundable deposit, while the survey is the full measuring and drawing of the building.

Where this fits

The survey comes before design. Once the existing building is on paper, the design, planning, tender and construction stages can follow in order, or you can take any of them on their own.
